TO: THE UNKNOWN HEIRS-AT-LAW OF RUTHIE C. FURMAN, DECEASED
You have been made a Respondent in the action filed in this Court by Dennis R. Furman, Administrator of the Estate of Ruthie C. Furman, deceased, seeking a determination of the heirs-at-law of Ruthie C. Furman, deceased. The Respondents/Heirs other than you are Dennis R. Furman, Mark D. Furman, and Edith D. Mummart.
You are summoned to appear and defend against the Petition filed against you in this action at 9:00 o’clock a.m. on the 29th day of March, 2021, in the Forrest County Chancery Courthouse in Hattiesburg, Mississippi, and in case of your failure to appear and defend, a judgment will be entered against you for the money or other things demanded in the Petition.
You are not required to file an answer or other pleading, but you may do so if you desire.

SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF PERRY
WHEREAS, on the 14th day of June, 2013, Grover Eugene Merritt, aka Grover E. Merritt, Married & Teresa Ann Merritt, Married, executed and delivered a certain Deed of Trust unto W. Stewart Robison, Trustee for Green Tree Servicing LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Perry County, Mississippi in Book 242 at Page 419; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Citibank, N.A., not in its individual capacity, but solely as owner trustee of the New Residential Mortgage Loan Trust 2020-1 by instrument recorded in the office of the aforesaid Chancery Clerk in MTG Book 285 at Page 655; and
WHEREAS, on the 4th day of January, 2021 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3 at Page 294; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 11th day of March, 2021, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East front door of the Perry County Courthouse at New Augusta, Mississippi, for cash to the highest bidder, the following described land and property situated in Perry County, Mississippi, to-wit:
Begin at the Southwest corner of the Northwest Quarter of the Northeast Quarter of Section 25, Township 1 South, Range 10 West, and run North 00 degrees 09 minutes 07 seconds East 285.00 feet; thence run East 251.22 feet; thence run South 00 degrees 09 minutes 07 seconds West 360.00 feet; thence run West 211.22 feet; thence run North 00 degrees 09 minutes 07 seconds East 75.00 feet; thence run West 40.00 feet back to the point of beginning, containing 2.0073 acres, more or less.
Also: A 40 foot wide driveway easement more particularly described as: Begin at the Southwest corner of the Northwest Quarter of the Northeast Quarter of Section 25, Township 1 South, Range 10 West, and run South 00 degrees 09 minutes 07 seconds West 660.00 feet to the North right of way line of a public road; thence run East 40.00 feet; thence run North 00 degrees 09 minutes 07 seconds East 660.00 feet; thence run West 40.00 feet back to the point of beginning.
I will only convey such title as is vested in me as Substitute Trustee.
